Our location in Munich
Our owner-managed business center is located at Cosimastraße 121 in the Munich district of Bogenhausen. Since 2014 we have been supporting companies, self-employed people and founders with business addresses valid for legal service, virtual offices and mail services.
We started out with just a few tenants at our original office. When notice for owner's own use was on the cards there, we decided in early 2016 to move to our current premises on Cosimastraße.
We own this commercial unit, which allows us to offer our tenants long-term security and reliable contracts, without the risk of sudden address changes. Since then our location has grown steadily and today serves more than 150 tenants from Germany and abroad.

What we aim for
We really enjoy working with people who take matters into their own hands, make ideas happen and build something. We rely on personal contacts and dependable support, by phone and email as well as in person at Cosimastraße 121 in Munich.
Our quality standards are high. To keep our processes reliable, we focus on our core business of business addresses, virtual offices and mail services. We deliberately do not offer other services such as secretarial work, start-up consulting or telephone answering. This specialisation lets us work cost-efficiently and offer our tenants fair terms.
Transparent contracts without small print, simple flat rates and no hidden costs are very important to us. This way our tenants can tick this topic off with peace of mind and focus fully on their business goals.
Our premises
To allow our tenants to use their business address discreetly and flexibly, we have deliberately avoided eye-catching signs with our company name at the entrance. Our location is of course still easy to find for tenants, visitors and postal staff.
On Google Street View you can see the hairdresser's on the street side of Cosimastraße 121. The entrance to our business center, however, is at the back of the building.
Our premises are not off the shelf. Since we spend more time here than in our own living rooms, a pleasant, high-quality design was particularly important to us.
Simply make an appointment and see for yourself, we are happy to show you around in person.
An important part of our daily work is handling our tenants' mail. This includes accepting incoming items, sorting the mail, scanning letters, forwarding them as a scan or by post, and handing them out in person on site.
One or two members of staff are usually on site for these tasks and to look after our tenants. At the same time, part of our team works flexibly from home. This is how we combine personal availability on site with modern, appreciative ways of working.
Our team
Behind XEBRA are people who enjoy their work and take responsibility. We are not an anonymous call center, but a small team with permanent contacts who value personal contact with their tenants.
We have been working with most of our tenants for many years, some of them for more than a decade. That is why we see our customers not just as tenants, but as friendly partners.
We also value continuity within our team. Ursula Ban, our first employee, has been part of XEBRA since 2014. This long collaboration creates trust, well-practised processes, reliability and a personal atmosphere that colleagues and tenants alike appreciate.
